What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage of the home and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Property taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you own! Unless a certified appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home measurement service can ensure that you're paid fair market value for your house. Area is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a previous appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's home sells at a price that accurately reflects market value, we advise asking for a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool to attract potential buyers since they can see the layout and attributes of the home before and after touring.
